Advice For Buyers And Multiple Offers

In today's hot market in Houston, I would like to give buyers some advice on dealing with multiple offers.  Houston and the surrounding areas are growing at such a fast pace, we just can't seem to keep up.  The housing inventory is very low compared to the number of buyers we have.  Homes that are great and priced right are going to sell within the first 7 days with multiple offers.  We have buyers competing against several other buyers on homes.  Which buyer gets the house?  The buyer who wins the "bid" is the one who offers the most over list price and the contract written by the Realtor is clean.  A clean contract is where the buyer not only pays over list price, but also does not ask for seller contributions, buyer pays for the survey if one is needed, and the buyer does not ask the seller to pay for a residential service contract.  In this seller's market, buyers need to be prepared to have the extra cash on hand to get the home they desire.  Too many buyers are losing out on their desired home because they don't understand that just offering full price in a multiple offer situation isn't good enough and they will lose the bid.
