Make Your Offer Stand Out
Buyers must differentiate their offers presented to a seller. It's important to show how serious they are! Say sellers are asking for 1% of the sales price as earnest money, then the buyer should offer 1.5% to 2% in earnest money. This extra deposit sends a clear message to the seller that the buyer is committed to purchasing the seller's property. Also do not ask for extras. Buyers must think about how many contingencies are included in their offers. ie Financing? Selling their current home? Although it may not be possible to leave out all contingencies limit the amount asked for. Another tool I find helpful is for the buyer to write a short letter to the sellers explaining why they love the property.
