By now you have heard that the housing inventory in Texas is at an all-time low fueling a seller's market statewide. I have seen my sellers receive multiple offers at or above the list price in many cases!
Thinking about listing your home? If so, this my sound like the best time to act, but I advise that you make sure you're prepared.
Quick home sale is good...but you Need A Plan
In this seller's market, some homes sell within days or even hours of being listed, which is good news for sellers who have a plan. What if you don't?
I.e. Say you just received an offer on your home the same day it was listed, would you be ready to accept it and find a new place to live??
Consider your options...
If you are not quite ready to buy again, renting a place before purchasing your next home may be an option but it also means having to move everything you own twice.
Perhaps you could make arrangements with the buyer to temporarily lease back your home. Or you may be able to counter the buyer's offer with a longer closing period giving yourself time to find a new home. Keep in mind though that both of these options can mean more paperwork and a restricted timeline.
